Yup, fortunately, I own it outright, no mortgage, so that simplified it even more, but it's in Ca. & I'm in Wa. 
Doing things long distance has its challenges.

It sure does, but the worst of that is over now that I've had an estate sale, made multiple trips to clean out, and pack out.
The house is empty now, and "move in ready", so I'm just getting yard maintenance done & stuff like that, getting the HOA fee paid for the next year, but I'd prefer the house sell by then.

I'll post the MLS & Community link in its appropriate section, in case anyone in the area is interested.
