2. the neck looks very flat to the eye, no bow?
3. ive lowered the saddles without much success, im thinking the truss needs to be adjusted, how much?
some experienced words would be sweet to make this guitar successful! ?

Follow Warmoth's Pro Construction truss rod adjustment procedure found on their website.
If the neck has Allen wrench adjustors use two extended fingers to tighten the heel adjust and one extended finger for the side adjust. Try to avoid over tightening anything and before making adjustments place position marks on the Allen heads, etc. Do Not attempt to fully adjust the neck with the side adjust the first time. The adjustment is made and checked periodically giving the neck/rod time to settle.
Unless you're lucky you can always count on a fret or two or three being a few thousandths taller than the rest.
Check the string height at the nut. Do this by holding down the string on the third fret and measure between the bottom of the string and top of the second fret. Rough clearance should be around .009" low E to G and around .005" B and high E.
Next check the open sting height at the 12 fret. The 5/64" line on a thin style 6" machinist's ruler should be barely visible beneath the E, A, D, G. The B should be almost on top of the 4/64" line and the high E covers the 4/64" line. These adjustments are only for the purpose of getting started, finer adjusts are made later.
Check neck relief by holding the low E on the first and 17th frets and measure string height off the 7th fret as previously mentioned in replies. Pro necks seem to work best adjusted a bit closer to the flatter side, over a period of time.
The buzzing described between the 12 to 22 can occur when the rod is too loose and when the rod is too tight or the culprit could be a bad string or a bridge saddle or spring, etc.
